Paramount Theme Park, Murcia

Let’s get started with the latest news regarding the Paramount Theme Park and Lifestyle Center scheduled for opening in Summer 2015.

Ten million Euros was paid for over 1,000,000 m² of land and a further 550,000m² of land will be purchased soon once legalities have been concluded.

The start of the construction of the Theme Park is likely to start within the next two months, and the completion will be 2015.

It is all good news for the Murcia region with over three million visitors a year likely to visit the Paramount Theme Park. It will also have a positive effect for the property market as demand for property is surely going to increase.

The Property Market

We also have some great news regarding the Murcia property market

Murcia didn’t just stop being a hotspot, the market has simply taken a breather for a while.

Something is stirring on the Spanish coast and we sense that the property market in Murcia is beginning to strain against the shackles of Spain’s economic woes.

Prices have stopped falling as dramatically as they have been since 2008 only to begin to rise again in the fourth quarter of 2011. This wasn’t a spectacular rise, some would say little more than a ripple as average house prices edged up from €161,000 to €162,000.

Hardly cause to crack open the champagne just yet, though what it does give us is a clear indication that this market is finding its bottom. While demand from locals will remain weak, with many poorly paid compared to other regions in Spain, the attractive thing from an investment point of view is that foreign investment in holiday homes has increased in Murcia and so will tourism – hugely.

The main reasons for this are that Murcia has a lot going for it besides three hundred and twenty days of sun a year, fifty golf courses and two hundred and fifty miles of golden coastline.

Sun and golf have attracted investors for the past decade, unfortunately many of them will have bought at the peak of the market when prices were around €240,000 for the average house. This compares to an average now of €162,000 as I mentioned earlier.

It is however the imminent construction of the Paramount theme park (please see the DVD presentation at www.calidainternationalproperties.co.uk) which has been attracting much of the attention. The theme park opens in three years on a 158 hectare site between seven golf resorts and the unspoilt beaches to be found in the Bay of Mazarron just 30 minutes drive from Roda Golf and Beach Resort.

The huge zoned theme park will include ten 5-star to 3-star hotels, themed shopping malls, bars, restaurants, a club, 3,000-seat conference center and an open-air auditorium with seating for 15,000 people. It is expected to attract 3-5 million visitors through the gates when it opens in 3 years.

Normally this kind of news attracts investors in their droves, yet there are many that haven’t yet taken the plunge and invested in Murcia. They might cite oversupply issues as elsewhere on the Spanish coast but here to this is wrong.

What is helping the coastal micro climate of Murcia is not speculation. The current planning system refuses to allow anything to be built that may spoil the province. The local authority refuses to allow anything resembling the high rise buildings found across most of the Costas. This is why Murcia on the Costa Calida still manages to retain its old world Spanish charm.

Add to this a rental market that promises some of the best yields in Spain for investors and you have a recipe for a cash flow positive investment in 5-star resorts like La Manga and 4 star resort Roda Golf. Back in 2008 you could easily get yields of 6% and these will have increased by up to a third in 2012 as property prices are up to 31% cheaper than they were in Murcia.

The rental market is again improving at Roda Golf and with the correct marketing and advertising, rental returns can be very good. Many properties are booked up already for the summer season with some having no availability from June to September.

So as developers and banks continue to clear the decks in southern Spain, many of the genuine bargains are likely to be found on Murcia’s re-emerging Costa Calida this year. The weather has been pretty mild throughout the winter, but those people that have been to Murcia this last couple of weeks,  will know the weather has been dreadful, normal service has now resumed with the mid March weather hitting 25 degrees today!

A new gym arrives!

The Roda Golf Society

The Roda Golf Society is now well and truly up and running! The inaugural competition was held at El Valle Golf course and what a fabulous first competition turnout it was! The Christmas golf extravaganza was held at Roda Golf with the after golf Christmas dinner being held at La Diva restaurant in the 525 Plaza.

There was nearly sixty people including wives and partners, and it was a superb day all round, a special thank you must go to Logan Nayager and his committee of Danny and John, I am sure there were others helping and it was a fantastic event. RodaFM going from strength to strength

RodaFM the Property Management and Rentals company who are full time on site at Roda Golf have enjoyed a fantastic year and have now grown to the extent that they now have offices on site and can be found near the entrance at Roda Golf next to the technical department.

This is not a political or electoral promise. The airport will become a reality in 2011 thanks to the Competition Commission of the European Union, who gave the green light to guarantee 200 million euros for the project. Money enough to finish construction.

José Ballesta the Minister of Public Works, announced that the first plane to land at Corvera will be towards the end of next year because the airport is already finished, while explaining that the decision in Brussels has been favourable because the endorsement was “not incompatible” with international law.

The airport will be a cornerstone for growth in the whole region, open up international business opportunities, boost tourism and will offer employment to 20,000 people!

The work plan includes four main priorities: The passenger terminal; The control tower and other buildings; Facilities (beacons etc.) and civil construction (airfields or drainage systems etc).

José Ballesta said are “many” airlines interested in operating at the airport, but these are subject to a confidentiality agreement, and will not become public until shortly before the airport becomes operational.

On top of all this, new access from the A-30 to the Corvera International Airport is well under construction. These works are planned to be finished before the end of the year.

As if all that were not enough, the high speed rail link (AVE) between Madrid and Cartagena will have a station at Corvera airport! This infrastructure is planned to be finished in 2014. We really are going to be on the map!

The Spanish daily newspaper, La Verdad, are today claiming that Alhama has been chosen “by the region” as the location for the Paramount Theme Park in Murcia.

They say that the meeting held on Wednesday evening about which we reported yesterday, was decisive, “as far as this newspaper has been able to ascertain” and they say that there are just minor details to confirm.

They say that the Fuente Alamo option is being left on pending in case problems arise with Alhama, and say that a pre-agreement has been reached with the banks.

The banks have apparently agreed on an option to buy 3.5 million square meters of land on the site of Condado de Alham II, taken by the banks in lieu of payment of debts from the Polaris World development company.( See previous stories for all the details.)

Apparently the deal will be for the land purchase to go through within the space of one year.

“La reunión del miércoles ha sido decisiva para que la sociedad promotora del parque temático Paramount se haya decantado finalmente por los terrenos de Alhama de Murcia para ubicar la futura ciudad del ocio y del cine, según ha podido saber este diario. Los representantes del Gobierno regional avanzaron lo suficiente en ese encuentro de trabajo con los ‘bancos de Polaris’. A día de hoy quedan flecos que se esperan cerrar en breve. La opción de Fuente Álamo sólo se pondría de nuevo sobre la mesa si surgen problemas que, de momento, ninguna de las partes prevé. Ayer se hablaba de un preacuerdo aún sin formalizar.

Los negociadores han ultimado una opción de compra a precio tasado de 3,5 millones de metros cuadrados próximos a la urbanización Condado de Alhama, que fueron propiedad de la constructora Polaris World y que han pasado a manos de los bancos y cajas acreedores aglutinados en torno a la empresa Inversiones Resort Mediterráneo (IRM). Se trata de Caja Mediterráneo, Bancaja, Banco de Valencia y Banco Popular.”

Now what we have to be careful about is that this is all hearsay, and yesterday both Salvador Marin who heads up the government department handling the negotiations, and Jesus Samper himself both said that secrecy is still of the utmost importance, that nothing is final and they are still considering a number of options.

Both were adamant yesterday that there were still many details to finalise before an announcement would be made.

The rest of the La Verdad article just recycles information which has already been reported many times, so is of little consequence, and it does seem a little indiscreet to be putting out this headline when nothing is final, and its’ certainly strange to see this headline on the morning on which Samper is in front of the courts giving evidence in the Murcia corruption case, in which his developments in Murcia are implicated. Mind you, as we’ve said before, putting out a headline with positive news detracts from the implications of the corruption case, and La Verdad are plump and well fed due to the considerable support they receive from government funded “businesses” the councils and the Cajas, who pay for most of the arts activities in the region, so it’s not surprising.

They are the only daily to have this “inside information” and nobody else is reporting anything.

Yesterday Salvador Marin was defensive of Samper, saying that he was just one of a number of people working on the Paramount project and that the outcome of the court hearings today would have little influence on the future of the Paramount project.

It’s difficult to see how this is the case, however, when Santa Monica are the major capital shareholder and the Licensees for the Paramount brand marketing.

It’s also important to take into consideration that the license period has been granted for one year to enable the project to be pulled together and will only be finalised once the blessing of paramount licensing has been given to the final proposals, hence the period of a one year option to purchase the land which is what La Verdad are claiming has been agreed, albeit “with a few minor details still to resolve.”

Samper was keen to stress that nobody from Paramount had been in touch with him reference his implication in the Murcia corruption case, which again, does seem strange as Paramount is keen to maintain a squeaky clean image, but then again, this corruption investigation has been ongoing for more than a year, so it seems unlikely that Paramount would have granted him a licensing agreement without having carried out extensive background checks beforehand.

Anyway, nothing will be official until somebody makes a formal announcement, but again, what is peculiar is the headline announcing that the “region” has selected Alhama, when the region is only supposed to be stumping up a token amount of investment and the project is supposedly being driven by Samper and Santa Monica Investments.

We’ll just have to wait for a formal announcement.

Corvera airport

Firstly the regional government in Murcia have now confirmed that the new International Airport at Corvera will be open sometime in 2011!. There are currently over five hundred people working on the airport “around the clock” in three shifts.

The terminal building and the control tower are now progressing at lightning speed, and the new 3.5 metre glass dome for the top of the control tower is just about to be installed. Once open, the new international airport at Corvera is expected to have at least 16 flights per day initially! Fantastic news, particularly for Corvera owners wanting to rent their property just three minutes from the airport.

There has been concern over the future of San Javier airport as a result of the new airport at Corvera, this should no longer be a concern as airport operator AENA have just announced further investment at San Javier, this is on top of all the recent improvements over the last 18 months. We are confident that San Javier airport will not only continue to provide the current invaluable service to the coastal region of Murcia, but we expect to see passenger numbers grow and offer even more flights in the coming months and years.

Paramount are on the way!

You would think that was enough good news for now, but last week the newspapers and radio stations were “buzzing” with the news that Paramount studios do indeed have plans to build a theme park and film studios in the Murcia region and that work is to commence imminently.

It has been announced that Paramount Studios intends to pursue its ambition to create Spain’s largest theme park in the Spanish region of Murcia. The park planned will rival Disneyland Paris and attract around 3 million visitors per year!

Paramount Pictures said on Friday it has reached a deal to open its first theme park in Europe in Spain, the world’s third most visited country, which will create thousands of jobs as well as create a need for an additional 20,000 hotel beds.

This development will undoubtedly create interest in property in the Murcia region. It is likely that rental returns will increase dramatically for property owners on the already popular Roda Golf and Beach Resort and now Corvera Golf and Country Club. The lure of an American style theme park, world-class golf courses, and an average temperature of 21 degrees will bring visitors from all over Europe to the region.

This is amazing news for the region of Murcia, but also for the very best resorts in the area of Roda Golf and Corvera Golf, it was recently reported that there are more people buying and completing the purchases of their properties in Murcia than any other region, so this latest news can only strengthen that position that Murcia is now the number one region in Spain.

Busier than ever!

Roda Golf is very busy at the moment. August is always manic, but it seems there are more people around this year than previously. Maybe because there are more properties that have been completed, and therefore more people visiting and enjoying their lovely new property.

The rental numbers are up on last year. That may be because there are a number of long term tenants now on Roda Golf -and so there’s actually a shortage of properties! Particularly through July and August, but whatever the reason it’s surely great news.

Phase 4A has now been completed and lots of people are moving in. It’s good to see so many international removals companies delivering furniture, I have seen trucks from Sweden, Norway, the UK and the usual suspects in Spain.

Furniture

It is official now that Murcia Furniture located on the C3319 near Corvera are closing down, unfortunately another company affected by the recession, should anybody have any issues or general enquiries regarding this company, please feel free to send in an e-mail and I will do my best to answer any and all enquiries.

New bar!

New bars are always good news! The Roda Golf clubhouse has had the rooftop solarium converted to a new bar and disco area, there is live music, dancing till late, and a fantastic atmosphere on the weekends, the views are outstanding and just yet another reason why Roda Golf is fast becoming the most desirable place to holiday in all of Spain.

The golf course is looking absolutely amazing, the course is very busy, and has enjoyed record visitors throughout the summer. We now have the FSB (The Federation of Small Businesses in the UK) hosting their annual golf competition here at Roda Golf (in September), so the profile for Roda Golf is being raised all the time.

Welcome to the latest report on rodagolfinfo.com web site. Yes it is phase 4 of Roda Golf yet again, but it is looking great! The very good news is that phase 4 is ready! The very first owners are all set to complete their purchases from June 8th. Yes it has been a long wait, but I am certain you will think the wait was worth it – Just have a look at the photos below.

The build quality is excellent, our colleagues arranging snagging services are very pleased with the build quality – and indeed the quality of all finishing.

As previously reported, the rooms are larger than properties on other phases, and there is a lot more light as a result of the extra windows.

The outside and communal areas are now showing early signs of growth, with all grassed areas actually showing a good covering of grass. Phase 4 is the only area with children’s swimming and paddling pools. This is a great advantage. The swimming pools have now been cleaned, and are ready for use, and looking beautiful.

Hopefully you can get a good idea of all the space in and around the communal areas from the photos below. It is looking wonderful – a little bit of rain is required (sorry sun worshipers) along with the usual mixture of sunshine we normally get this time of year. These gardens are going to look amazing in maybe 6 – 8 weeks at most.

Beach Club now open and the golf course looking fantastic

We have more good news! The Roda Golf Beach Club is now open and all enquiries regarding the beach club opening times and travel arrangements should be directed to the Roda Golf Rentals dept. or the Roda Golf club house.

We are hoping that with Phase 4 now completed, the Beach Club now in it’s second full year of business, the economic recovery starting (yes we know it is going to be slow) and the golf course the busiest in the region – that Roda Golf is going to be well and truly “on the map” for you golf lovers!

Finally we would like to say a big thank you to Paul and Sue Lawrenson who run the mini market on Roda Golf and Beach Resort. They provide a very comprehensive and invaluable service to Roda Golf residents and guests, and you are always guaranteed a very friendly welcome whenever you visit the mini market.

Paul and Sue will be the first ones to say it has been a long, and economically tough, winter, however with Whitsun around the corner, the summer is well and truly here! Please make every effort to visit Paul and Sue at the mini market, and support them when possible. They have an excellent range of essentials like beer, wines, spirits (just kidding) but they do have an excellent range of basic provisions, also newspapers and magazines, frozen foods, fresh bread and pastries, ice creams and ice lollies, as mentioned beers, wines and spirits as well as beach goods for the kids. they even have an excellent book lending service and toys and games as well.

You can also stop here mid-way during your round of golf and collect cold drinks and beers as well as fresh baguettes and snacks.

We also have lots of clients and guests waiting to come over, so business affected for us as well, so we’re really hoping for a quick return to normal. The funny thing is that Iceland’s airport is relatively unaffected… go figure!

On to Phase 4! All about phase 4 at present as the progress is truly fantastic, we have a few pictures to go with this update as usual, however I have been lucky enough to enter a few of the properties on the new phase 4 “Brisa” style apartments and the only thing I can say is WOW!

I took some Roda Golf phase 3 villa owners, Den and Alison Maycock from London with me for a second opinion, and they were as enthusiastic as me. They agreed that these properties and this area was fantastic. They also commented on the quality of build which they said was surprising as the progress has been so very quick.

All the properties are very bright and airy, there is far more room as the floor space is larger, particularly as these “Brisa” style properties all have good size utility rooms with them. There seems to be much more light as there are more windows. It’s really nice to have access onto the main terrace from the bedroom, as well as the lounge.

There are far fewer properties – and therefore people – on phase 4, making it a very exclusive phase on Roda Golf. The ground floor apartments are elevated and looking over the swimming pool, which incidentally have separate kiddies pools. Absolutely stunning.

The penthouse properties are superb with stunning views, and 90% of them are facing South guaranteeing all day sunshine. The real feature of these new style “Duplex” penthouse apartments (only available on this phase of Roda Golf) is the internal marble staircase up to the master bedroom and rooftop solarium. The solarium is all ready for a hot tub Jacuzzi and all the properties have sea and golf course views.

The communal areas are very “open” with considerably more paving around the communal swimming pools on this phase. All of the properties on phase 4 are just “second line” to the golf course.

The cranes have now been removed, as well as the large cement hoppers, so we really are in the final phase of construction. I am confident that all owners who have purchased on this phase will not be disappointed – your property is almost ready! It has been a long haul, but the whole area looks fantastic and some new owners should start to complete the purchase from sometime in May.

Very important for people to consider – IVA (VAT) goes up from July 1st 2010. There is an extra 1% to pay on all purchases and an extra 2% to pay on all services, so from 7% to 8% and from 16% to 18%, please consider this when planning to complete your purchase soon.
